So, What’s The Take on Existing Home Sales?

So, What’s The Take on Existing Home Sales?

October 13, 2026

•    Let’s Add Some Context, Shall We…

From The Distilled Perspective of Patrick T Bulger, Capital Management & Analytics

•    The Setting:
In 1978 The US Population was roughly 222.5 million.
Today, The US Population is roughly 340 million.

That's a population increase of roughly 117.5 million or about 52.8%

•    The Topic:
Existing-home sales decreased 2.2% year-over-year to a seasonally adjusted annual rate of 3.99 million.  This is a number that matches the 1978 reports in the 4 million area.

•    Insight & My Take:
So, when existing home sales come in at 1978 levels (4 million 11/'78)
Shouldn't they be somewhat in line with population at roughly 52.8% higher (Like 6.11 Million)?

•    Of Note:
This rhymes with what I see in the Sentiment Data, not the picture painted by most.
When your money matters, are you absorbing Spin?

•    Summation:
Late 1978 was a generally inflationary period that preceded the double dip recession of the ’80-’81 area.

•    Conclusion:
•    I believe we are in times of high risk.
•    Are the Rhymes in the data telling a story of risk?
•    Your Portfolio Matters, when viewed as the engine of your future quality of life.
•    Many, after years of up, are not prepared for what down is.

These are behaviors seen in highly leveraged momentum driven times.

•   In keeping it simple,
This supports my view of a concerning level of risk in broadly reported data.
I'm one of the few that has built the methodologies of their own distillation of data for the independence of context rather than the reliance on a TV or Talking Notes...

I believe that your invested capital deserves a cut through the spin.
